The construction of the Sofia Slow Life District residential project has started. The location is Priplat residential area, located 15 km from the center of Sofia. The first stage consists of 17 houses with separate yards. Construction started in early February and is expected to be completed in September 2020.
"The trend of buyers increasingly looking for houses close to Sofia is now sustainable. That's why we decided to build a project that would meet what is currently still an unfilled market niche - an opportunity for an "ecological and peaceful" lifestyle, but close to the options of the big city," says Dimitar Savov, CEO of BLD Bulgaria, the investor in the project.
According to him, the factors for the emergence of this type of buyers are many and the trend for demand for houses near Sofia will strengthen over time. "Sofia is becoming an increasingly dynamic city where quiet places for recreation are becoming limited. This is an inevitable characteristic of any large economic centre, as our capital already is. This makes more and more people look for an alternative for their personal time, the time they spend at home and with their family. That is why a house 10-15 km from the capital is now among the priorities of many people," says Savov.
According to him, travel time has been the psychological barrier that has so far stopped the development of this type of market. "Only a few years ago, people could not imagine travelling relatively long distances by car every day, the market for houses was limited to Boyana and Dragalevtsi. Today, these neighbourhoods are now considered part of the city, the market for apartments is growing there, they have stopped being a destination for houses. The truth is that nowadays the journey within the city takes the same time as between the city and the nearby settlements. The choice of the Priplat villa area is not accidental for us - flat terrain, on a southern slope, with a low vertical drop, at the foot of Vitosha, and the distance from the Sofia sign is exactly 4 km," says Savov.
The project is aimed at middle-aged families with stable incomes, BLD Bulgaria said. "Buyers in this profile are looking for an independent living environment, but in a community of people who share similar values. They have a preference for a more relaxed and environmentally friendly lifestyle, but at the same time their careers suggest proximity to a big city. Usually their professions allow them to work from home rather than a fixed stay in an office," says Tsvetomir Tsonev, Sales Director at BLD Bulgaria.
According to him, the income of this type of buyers is stable, they are ready to take out a mortgage for a comfortable home that will offer them a life in nature, especially if they do not have a villa or an inherited house in the countryside.
The company provides transport for the children in the morning and evening according to the school timetable. The first phase of the project will include 17 single-family homes. The properties will be of two types - 2 levels of 240 sqm and 3 levels of 350 sqm. The size of the yards will vary between 500 and 900 sqm. Each house will have parking spaces or garages for 2 cars. The facade walls are illuminated as much as possible in line with the concept of the complex. The prices will be around 250 000 euros.
In its public area, the project will have a playground, playground, pet lawn, cafe, mixed shop, multi-purpose sports hall.
Maintenance is planned, which will include the paths and sidewalks, playgrounds, lighting, landscaping, security, cleaning, garbage collection, video surveillance.
